Huntley’s 7 acres of green space, walking trails and inviting front porches, arched doorways, upscale finishes, rustic hardwood floors, and basements make these Charlottesville city homes a wonderful reprieve from the older homes nearby (in a similar price range).
Most homes have two-car garages and if not then 3 on-street parking permits.
As of March 2023, the median price of a home in Huntley Charlottesville is $542,500.
The land was once part of the circa 1891 Huntley Hall estate.
Note – Huntley Hall is a smaller nearby neighborhood of older homes.

Huntley builders are R.L. Beyer, Gaffney Homes, Stanley Martin Homes, and Southern Development Homes.

Charlottesville Property taxes average $5,000 a year in 2023.
Since June 2022, 8 homes have sold.
The highest price paid was $614,900. The low was $475,000 (it was a 2 bedroom/2.5 bath home). And the median price paid was $542,500.
Huntley HOA fees are $71 a month and a $50 association setup/transfer fee.
HOA fees cover snow removal, mowing, yard, and road maintenance.

My thoughts – I like the Huntley neighborhood. What it lacks in amenities is made up of cheerful homes and a friendly family community. It’s great to know that both Azalea Park (basketball, dog park, double playground, and baseball ballparks) and Fry’s Springs Swim Club are a few minutes walk away.
I give Huntley a 9 out of 10. Why not a 10? The lots are sloping.
