Grassmere Charlottesville is a secluded, 11-home Ivy VA neighborhood with Ragged and Blue Ridge Mountain views and located minutes from Murray Elementary School and Ivy Depot.
The anchoring property is the circa 1820, Grassmere Farm which sits on 27 acres of meadows & woodlands.
Lot sizes range from 3.5 to 27 acres.
Homes were built between 1820 (this is the original home) and 1998.
HOA Fees: $250 paid semi-annually.
HOA fees cover road maintenance and snow removal.
Grassmere builders include Mission Home Builders but there were others.
Architectural styles include Cape Cod, colonial, farmhouse, Georgian, and contemporary.
Since Jan 2020, 4 homes in Grassmere were sold including Grassmere Farm for $2,150,000.
Removing the Farm since it’s not a good comparison, we get a median price of a home in Grassmere Farm is $989,000.
Note – Firefly internet is supposed to be in the Grassmere neighborhood now.
Albemarle County Public Schools that serve Grassmere are Murray Elementary, Henley Middle & Western Albemarle High Schools.
Location: 3 minutes from Ivy. 10 minutes from UVA and downtown Charlottesville in historic Ivy.
Directions: From Charlottesville take 250 west to Ivy go under the railroad trestle then left onto Morgantown Road. Left onto Grassmere Road and follow stone pillars and you will be entering the Grassmere neighborhood.
My thoughts – Grassmere Farm in Ivy Virginia is a peaceful place to live but has no amenities for your kids. Murray Elementary has a terrific playground but they might close it on weekends for insurance purposes.
I give Grassmere a 7 out of 10. Why only a 7? You have to cross the train tracks to get into the neighborhood, there are too few homes, and really nothing to do as a kid except roam the forests. (That’s not all bad!)
